WHAT TYPES OF PROPERTY ARE BEST SUITED TO AUCTION?

When people think of property auctions, they often refer to repossessions or rundown buildings. In reality, auctions are used to sell a wide variety of properties.

So how do you know if your property might be right for auction? We’ve outlined the types of properties that work particularly well when sold via auction

Properties that need work

If a property requires updating or renovation, auction can be a great option.

Homes with tired interiors, structural issues or are perhaps incomplete can struggle on the open market, especially if buyers need a mortgage. Auction buyers, on the other hand often expect to carry out works and are happy to factor that into their bidding.

Buy-to-Let properties with tenants in place

Selling a property with tenants already in place can sometimes limit interest through an estate agent. At auction, however, this type of property often attracts strong demand from landlords.

With rental income already established, buyers know exactly what they’re getting, making tenanted properties a natural fit for the auction environment.

Probate properties

Auction is a popular choice for probate sales.

The open bidding process ensures the property is exposed to the market, while the fixed timetable helps avoid lengthy negotiations or sales falling through. This can be especially helpful where multiple beneficiaries are involved or a clean, straightforward sale is preferred.

Unusual properties

Not every property fits neatly into a typical estate agency listing—and that’s where auction really comes into its own.

Mixed-use buildings, non-standard construction, or properties with development potential often appeal to experienced auction buyers who are comfortable assessing risk and opportunity.

Properties with legal or title considerations

Auction can work well for properties with known legal complexities, as long as everything is clearly set out in the legal pack.

Issues such as short leases, rights of way, or restrictive covenants don’t necessarily put auction buyers off—they simply want full transparency so they can make an informed decision before bidding.

Land and development opportunities

Land, garages, and development sites are ideally suited to auction and often generate competitive bidding.

Whether a site already has planning permission or offers future potential, auctions bring together buyers actively looking for these types of opportunities.

Is Auction Right for Every Property?

Not always. Some properties—particularly high-value family homes or those dependent on long buyer chains—may still achieve a better result through a traditional private sale.

That said, auctions are no longer a last resort. For many sellers, they offer a fast, transparent, and effective route to market.
