SMITH AND SONS ACHIEVE 75% SALE AT LATEST PROPERTY AUCTION

Smith and Sons has announced another successful property auction, with 75% of the catalogue sold, reinforcing the continued strength of the auction market and sustained demand from investors, developers and owner-occupiers.

Several properties attracted competitive bidding and exceeded their guide prices, demonstrating the benefits of selling by auction. 

Among the standout results was land at Backford Road, Irby, which sold for £120,250 against a guide price of £70,000–£80,000, achieving more than 50% above the guide price following strong competition between bidders. 393 Upton Road, Prenton, a mixed-use commercial investment, sold for £141,500, comfortably exceeding its guide price of £110,000–£125,000, while the land and garages between 144 and 146 Irby Road, Irby sold for £60,250, above its £50,000–£60,000 guide range.

These results reflect continued confidence in the auction market, particularly for well-presented residential investments, commercial opportunities and development sites, with realistic guide prices attracting competitive bidding and delivering strong outcomes for vendors.
