Smith and Sons residential team is an established team with experience and knowledge in the letting and management of all types of residential properties and can deal with a variety of issues such as rent arrears, housing benefit queries, tenancy deposit scheme, annual tenancy renewals, rent reviews and viewings and inspections.
Rents
We act on behalf of our clients to ensure rents are paid in full and on time. We have experience in dealing with arrears and are quick to act to prevent potential issues. We are committed to keeping clients and tenants informed of any rental changes, which can include rent increases and housing benefit payments.
Annual Inspections and Tenancy renewals
The team also provides a service where we will evaluate the overall condition of the property to check everything is in working order and both the interior and exterior is in good condition. The property will be inspected initially at 6 months and then 12 month intervals. It also gives us the opportunity to ensure tenants are acting within the terms of the tenancy agreement.
Tenancy Deposit Scheme
This scheme is run by The Dispute Service Ltd and has two main roles: To protect deposits and to resolve disputes with deposits. We will register all new tenants into the scheme and explain the benefits
Viewings and Inspections
Having difficulty in arranging viewings of your property? Our team can take the stress away and book all appointments and show potential tenants round the property. We can also deal with the application process which includes credit checks and references
Landlord Licensing Scheme
From 1st April 2015 all private landlords in the City of Liverpool must apply for a five year licence for each of their rented properties. The scheme will ensure that licensed landlords meet fire, electric and gas safety standards and be in a good state of repair. Our team at Smith and Sons can deal with the legislation on your behalf
