Despite an unusually quiet room possibly due to the long hot summer spell and the after effects of an England penalty shootout,  14 of the 20 lots on offer sold producing an aggregate value of £1,444,000. 

Once again, houses needing refurbishment attracted widespread interest resulting in prices above the guide under the hammer. 

A five bedroomed house in Magazine Lane, New Brighton sold for £144,000 against a guide of £130,000 and a bungalow in Prenton for refurbishment and with potential to extend sold for £89,000 against a guide of £80,000. 

The Bothy, an unusual property in Frankby also attracted lively bidding resulting in a price of £171,000 this demonstrating that properties out of the usual and with character in a good location are ideal auction lots. 

Commercial premises on Whitby Road, Ellesmere Port was also in demand resulting in a sale price of £142,000 against a guide of £110,000. 

Residential investments continue to be in demand as they provide immediate rental income on completion often at yields in excess of 10%. 

Smith and Sons are now taking entries for their September sale with a closing date for inclusion in the catalogue of 17th August.
