Smith and Sons first auction of 2018 saw a packed room resulting in some lively bidding for a range of residential investments, land and houses for refurbishment. 

The auction raised almost £1.5m with a success rate of 85% selling 16 out of the 19 lots offered. 

There was particularly strong interest in residential investments in Birkenhead and Wallasey  achieving yields of 12%. Keswick Road sold for £130,000 against a guide of £80,000 and Yelverton Road for £46,000 against a guide of £30,000.  

Building land in Milner Road, Heswall with planning for two, five bedroomed houses sold prior to the sale as did the Black Horse Pub in Tranmere with development potential. 

Houses in Pensby, Rock Ferry and Wallasey needing refurbishment were of particular interest to builders, all selling for in excess of the guide prices with Sandridge Road, Pensby selling under the hammer for £144,000 against a guide of £95,000. 

This together with the sale in December achieved the best success rate for several years confirming an increase in confidence from builders and investors looking for suitable projects.
